Energy Performance Certificates & Reports


Commercial Energy Performance Certificates 

Commercial or Non-Domestic Energy Performance Certificates (NDEPCs) are required upon construction, sale or lease for all non-dwellings, covering everything from small retail units to offices, industrial units and large scale commercial premises such as airports and public buildings.

Some buildings will be exempt from the regulations. These include:

  • Buildings with a total floor area of less than 50 sq. m.
  • Temporary buildings which will be used for less than 2 years
  • Places of Worship
  • Low energy demand buildings e.g. workshops and barns

A NDEPC will be valid for 10 years and must be made available to prospective buyers and tenants.

In order to produce a Commercial EPC, we use the Government approved SBEM methodology (Simplified Building Energy Model). All inspections are carried out by a commercial energy assessor, a competent person as defined under the National Occupational Standards, accredited with the Awarding Body for the Built Environment (ABBE).

We offer EPCs for Level 3 and Level 4 buildings.

Level 3 - Less complex buildings e.g. shops, retail premises, small factory units.
Level 4 - Larger more complex buildings e.g medium sized industrial premises, and property which may contain large air condition and building energy management systems.

Display Energy Certificates


Display Energy Certificates (DECs) are required on all public buildings with a floor area over 1000 sq. m.

DECs must be displayed in a prominant place and a valid advisory report must be available for viewing. The advisory report contains recommendations for improving the energy performance of the building.

The purpose of the DEC is to raise public awareness and inform visitors about the energy use and efficiency fo the building. An energy efficiency is shown as a rating from A (very efficient) to G (least efficient) and is based on the actual amount of metered energy used within the building over a 12 month period.
